The 1975 Home Mortgage Disclosure Act (HMDA) requires financial institutions to maintain and annually disclose data about home purchases and other loan activities. The primary purpose of this disclosure is to determine if financial institutions are serving the housing needs of communities and in a non-discriminatory manner. HMDA data provide a consolidated accounting of the number of loans originated by area and also the amount of those loans (median loan amount by area is determined from this information). Much as with number of sales and median sales price trends, HMDA data show whether housing market activity has strengthened or weakened over time.

All loan types (conventional, FHA-insured, VA-guaranteed, and FSA/RHS) are included and loans are for home purchase of owner-occupied, one to four family properties excluding manufactured housing.
